Sound Insulation Testing

Sound insulation testing—also known as pre-completion testing—is a legal requirement for most new-build and converted residential properties under Building Regulations Approved Document E. These tests assess how well separating walls and floors reduce the transmission of sound between dwellings, ensuring that residents enjoy privacy and comfort.

Both Airborne and Impact sound tests may be required depending on the type of property and construction. Airborne tests apply to walls and floors, while impact tests apply only to separating floors.

Meeting the Standards

To pass, properties must meet minimum acoustic performance values:


  • New Builds:
    • Airborne (DnTw+Ctr): ≥ 45dB
    • Impact (LnTw): ≤ 62dB
  • Conversions:
    • Airborne (DnTw+Ctr): ≥ 43dB
    • Impact (LnTw): ≤ 64dB


Specialist residential spaces may be subject to additional or different requirements.

SITMA Accredited Sound Testing

We carry out two main types of tests:


Airborne Sound Tests

These assess how much airborne sound (e.g., conversations, music, TV noise) travels through separating walls or floors. A loudspeaker emits a white noise signal in one room, and a decibel meter in the adjoining room measures the sound that passes through the partition.


Impact Sound Tests

These apply only to floors between dwellings. A tapping machine simulates footfall using metal hammers, and a sound meter measures the noise heard in the room below. This test evaluates how much structure-borne sound is transmitted.


All tests are performed in habitable rooms—living rooms, bedrooms, and open-plan kitchen/living spaces. Once testing is complete, we provide a detailed, fully compliant report and certificate for submission to Building Control.

When Should Testing Be Done?

We recommend testing at the earliest suitable stage—preferably before kitchens or bathrooms are installed. To ensure accurate results, the following conditions must be met:

  • Doors, windows, and seals must be fully fitted and functional
  • All plastering and finishes should be complete
  • Electrical fittings installed and working
  • All penetrations and service gaps sealed
  • 240V power available in all rooms
  • Full access to all relevant areas of the building

Meeting these criteria helps avoid failed tests and costly rework.

Do You Need Sound Insulation Testing?

You will need testing if your project involves:

  • New-build blocks of flats or apartments
  • Terraced or semi-detached houses
  • Hotels, hostels, or HMOs
  • Conversions of existing buildings into residential units


You do not need testing for:

  • Detached houses
  • General refurbishment projects (not involving new separations between dwellings)
